Why commercial property owners choose TPO in West Texas
Thermoplastic Polyolefin (TPO) is one of the most cost-effective single-ply membranes on the market for low-slope commercial buildings — and it holds up in the exact conditions our region throws at a roof. Reflective white surfaces bounce back the summer sun, heat-welded seams stand up to 60+ mph wind gusts common across the Llano Estacado, and the sheet resists chemical exposure from HVAC discharge and rooftop equipment.
For facility managers weighing capital cost against long-term operating expense, TPO delivers the reflectivity of a coating with the puncture and tear resistance of a fully adhered membrane.
- ENERGY STAR® reflective white membrane lowers cooling load
- Heat-welded seams — no adhesive failure at the laps
- Fully adhered, mechanically fastened, or ballasted options
- 20-year manufacturer warranties available on qualifying installs
- Retrofit-friendly over existing built-up or modified bitumen decks
TPO systems we install
Membrane thickness and attachment method are chosen for your deck type, wind zone, and expected service life. We spec the system to the building — not to a shelf.
45-mil TPO
Cost-conscious option for shorter-hold buildings, retrofit re-covers, and warehouse tenant improvements where wind uplift requirements permit.
60-mil TPO
Our most-specified thickness for West Texas commercial buildings. Balances puncture resistance, wind uplift, and warranty length at a competitive install cost.
80-mil TPO
For high-traffic rooftops with heavy service walks, food-service exhaust, or long-hold owner-occupied facilities that need the longest warranty tier.
Fleece-Backed TPO
Fully adhered systems over irregular substrates, recover boards, and coverings where a smooth deck can’t be achieved. Improves puncture resistance further.

Membrane thickness, attachment, insulation R-value, and warranty tier matched to your building, budget, and hold period.
03. Installation
Our own crews stage, tear off or prep, install insulation, mechanically fasten or fully adhere the membrane, and heat-weld all seams.
04. Warranty & Maintenance
Manufacturer NDL warranty registered in your name plus an annual inspection program to keep the coverage in force.
When TPO is the right call — and when it isn’t
TPO is the workhorse membrane for the majority of low-slope commercial buildings we work on in West Texas and New Mexico. It’s the right specification when the roof is a large, relatively unobstructed field that benefits from reflectivity and heat-welded seams.
If your building carries heavy grease exhaust from a commercial kitchen, harsh chemical rooftop discharge, or long-standing ponding water, we may recommend PVC or a modified bitumen system instead. On tightly detailed roofs with many penetrations, a fluid-applied coating over the existing system can also be a lower-disruption path. We tell you which system your building actually needs — not which one is easiest to sell.

Commercial TPO Roofing, answered.
Properly specified and installed 60-mil TPO carries a 20-year manufacturer NDL warranty and can reach 25+ years of service life in our climate when paired with an annual maintenance program. Thicker membranes and enhanced warranties push that further.
Often, yes. We evaluate the existing deck for moisture, structural condition, and code compliance. If a recover is viable, we can install a mechanically fastened or fully adhered TPO system over a recover board — saving tear-off cost and downtime.
Yes. Reflective TPO membranes measurably reduce rooftop surface temperature, which lowers HVAC cooling loads during the long West Texas and eastern New Mexico summers. The utility savings alone typically recover a meaningful portion of the premium over a dark roof.
Yes. We document hail, wind, and mechanical damage, meet with adjusters on-site, and coordinate the scope directly with your carrier. See our insurance claims service for details.
